Julián had been renting his small commercial premises from Doña Teresa, a strict but fair woman, for more than five years. Everything was going well until, due to a financial slump, Julián began to fall behind on his rent payments.
First it was one month... then two. Doña Teresa, concerned, sent him several formal notices requesting payment. Julián always responded with excuses, though without any ill will. The tension began to grow, and the cordial relationship they had had became distant.
One day, Doña Teresa decided to initiate the process to terminate the contract and recover the property. Julián, desperate and fearing the loss of his business, accepted a friend's recommendation: to go to the Conciliation Center of the Bogotá Chamber of Commerce.
At the conciliation hearing, both arrived nervous. The conciliator, in a calm voice, explained that the goal was to find a solution that would avoid a longer and more costly legal process.
After listening to both sides, the conciliator helped them reach an agreement:
• Julián would pay all the overdue fees in three monthly installments.
• Doña Teresa agreed not to take legal action as long as he complied with the payment plan.
• The lease would remain in effect, with the warning that any further breach would trigger the agreed-upon clauses.
Both parties signed.
Three months later, Julián had paid all the installments. The relationship between him and Doña Teresa not only normalized, but was strengthened thanks to dialogue.
Reconciliation, rather than a simple formality, allowed them to avoid further conflict and maintain a stable business relationship.
